Booking direct vs Airbnb and Booking.com in Phuket: the real price gap

18 August 2026 · 5 min read

The same Phuket apartment is usually listed in three places at three prices: Airbnb, Booking.com and directly with the owner or their management company. The gap is consistent — and bigger than most guests think.

Where the OTA price comes from

  • Booking.com charges hosts 15–18% commission; hosts price it in
  • Airbnb splits ~3% host fee + a guest service fee that quietly adds 12–16% at checkout
  • Cleaning and «resort» fees often appear only on the payment screen

Net effect: a unit the owner is happy to rent at 1,900 THB/night costs you 2,300–2,500 through a platform. Over a month that's 12,000–18,000 THB of pure intermediary margin.

What OTAs are genuinely good at

Discovery and reviews. Browsing hundreds of listings with verified guest feedback is valuable — use platforms as a catalogue and a price benchmark. For short hotel stays with daily service, they remain the simplest tool.

What direct booking gives you

  • The owner's price with no platform margin
  • A real rental contract with your name, unit number and cancellation terms — stronger protection than a platform chat
  • A human manager before and during the stay: early check-in, extensions, fixes
  • Flexibility platforms can't offer: monthly rates, seasonal discounts, negotiated long stays

The safe way to go direct

Direct booking is only as safe as the counterparty: verify the company, get the contract before the money — the checklist is in how to verify a landlord. Our listings work exactly this way: direct prices, contract, free cancellation.
