How to rent an apartment in Phuket: a step-by-step guide (2026)

Renting in Phuket is easy once you know the local rules — and expensive or risky when you don't. Here is the whole process, step by step.

Step 1. Decide on area and format

Phuket is 50 km long and its areas feel like different countries: Patong is nightlife, Kata/Karon are balanced resort towns, Bang Tao is upscale and spread out, Rawai/Nai Harn is the long-stay south, Phuket Town is city life. Step 2. Search the right channels

OTAs (Booking, Agoda, Airbnb) are convenient but add 15–25% commission to the owner's price. Facebook groups are cheap but full of scams. Step 3. Verify before paying

  • Video call from inside the actual unit — the single best scam filter
  • Reviews outside the seller's own page (Google Maps, forums)
  • A written contract with the exact unit number, dates, price and cancellation terms — see what must be in the contract

Step 4. Pay a sane amount

Normal prepayment is 30–50% for short stays, first month for long stays. 100% upfront months in advance with no contract is a red flag — details in the prepayment guide.

Step 5. Document the check-in

Video the unit and the meters on day one — it is how you get the deposit back in full. Report any issue in the first 24 hours.
