Villa or condo in Phuket: an honest comparison
19 August 2026 · 5 min read
The first fork in any Phuket housing search. The right answer depends less on budget than on who's travelling and how you like to live.
The case for a condo
- Price: studios from 1,000–1,500 THB/night, from 12,000–15,000 THB/month long-term — half the entry price of a villa
- Location: complexes sit inside the infrastructure — cafes, 7-Elevens and often the beach on foot
- Facilities included: pool, gym, security, reception
- Predictable bills: an apartment burns 2,000–4,000 THB of electricity a month
The case for a villa
- Privacy: your own pool and garden, no neighbours through the wall — the reason people come back to villas forever
- Space: 2–4 bedrooms, living room, real kitchen
- Group economics: a 6,000 THB/night villa for six people is 1,000 per head — cheaper than three hotel rooms
Villa hidden costs
Electricity (pool pump + several aircons = 5,000–15,000 THB/month — utility maths), transport (villas live in residential areas, not on cafe streets), pool cleaning — confirm it's included.
Verdict by scenario
- Couple, 1–4 weeks — condo near the beach: browse condos
- Family or a group of 4+ — villa: the maths flips in your favour
- A long winter stay for two — condo on a monthly rate; spend the difference on living
How condos differ from serviced apartments — short answer in the FAQ; family angle — villa vs hotel for families.
