Rental scams in Phuket: 6 schemes and how to spot them

Phuket's rental market attracts scammers for a simple reason: high demand and guests who book from thousands of kilometres away. Know the six classic schemes and you're effectively immune.
1. The fake listing
A beautiful villa 30–40% below market, photos stolen from a real listing elsewhere. After the deposit, the «owner» vanishes. Defence: a video call from inside the unit, and a reverse image search of the photos.
2. The double booking
One unit rented to several guests for the same dates. You arrive; someone already lives there. Defence: a contract with exact dates and a company with a reputation to lose.
3. The unit switch
«Your apartment flooded, but we have an even better one» — in reality smaller and cheaper, with no refund of the difference. Defence: unit number in the contract; demand a written recalculation for any substitution.
4. Deposit theft

5. Hidden charges

6. Unauthorised sublet
A tenant re-rents someone else's condo; eventually the real owner shows up. Defence: deal with management companies holding direct agreements with owners.
