Christmas and New Year rentals in Phuket: prices and deadlines

The week from December 28 to January 4 packs the island's yearly maximum of guests. Renting for these dates follows special rules.

What happens to prices

  • Markup over regular high-season rates: 30–100%; a 1,500 THB/night studio runs 2,500–3,000, villas inflate hardest
  • Minimum stays of 7–10 nights: almost nobody rents 2–3 New Year nights
  • Higher prepayment — up to 50–100%: owners insure against no-shows on golden dates (prepayment norms)

Booking deadlines

The best villas for New Year sell out in September–October. Decent apartments last until mid-November. December offers leftovers at maximum markups — and «last-minute New Year deals» don't exist: demand fills every gap anyway.

How to pay less around the peak

  • Shift the dates: arriving January 3–5 instead of December 28 cuts the price by a third — same sea, same weather (December–January conditions)
  • Book longer: across 3–4 weeks the peak markup dissolves into the average
  • Go direct: on expensive dates the 15–25% OTA commission is serious money — the maths

We start closing New Year bookings from late summer — message the manager from the catalogue with your dates. Fireworks, by the way, are best from the beach — every west-coast bay gets a show at midnight.
