For groups of six to ten, a villa flips from luxury to the cheapest option per head. The maths and the rules.
Per-person maths
- 4-bedroom villa (8 guests): 12,000–20,000 THB/night in season → 1,500–2,500 per person
- The same group in a hotel: 4 rooms × 3,000–4,000 THB — more money, no shared living room, no private pool
- A week in a villa saves a group 30,000–60,000 THB — plus breakfasts from your own kitchen
What to confirm when booking for a group
- Guest limit in the contract: sleeping 10 in a «max 6» villa risks fines and eviction; extra guests usually cost +500–1,000 THB/night each
- Real bed count: «5 bedrooms» can mean 4 beds and a sofa — ask for a bed-by-bed layout
- A higher deposit for groups is normal, not a scam — deposit rules
- Party policy: loud music after 22:00 is banned in most estates and neighbours call the police without warnings first
Group logistics
Villas live in residential areas — plan wheels: one or two rental cars or minivan transfers for outings. Groceries in bulk from Makro; seafood from the Rawai market grills. Boat-trip charters get cheap per head at group size — options here.
