Monthly rentals in Phuket: prices and how the deals work
20 August 2026 · 4 min read
A month is where Phuket renting changes gear: prices drop sharply, deals get personal, and the market moves off the platforms.
Monthly rates in 2026 (high season)
- Studio in a pool complex: 12,000–18,000 THB
- One-bedroom: 18,000–30,000
- 2-bedroom: 25,000–45,000
- Private-pool villa: from 60,000–70,000
Green season (May–October): knock 30–50% off. Compared to the same unit's nightly rate over 30 days, monthly pricing saves a third to a half.
How a monthly deal is structured
- First month upfront; security deposit (usually one month) at check-in — deposit rules
- Electricity by meter on top: fix the rate in the contract (5–8 THB/kWh is fair)
- Cleaning weekly or bi-weekly — sometimes included, sometimes 300–500 THB per visit
- A written contract with the unit number — what's inside
Where monthly deals live
OTAs show inflated monthly prices (commission included); Facebook groups are cheap but unverified. Management companies with direct owner agreements hit the balance — our catalogue quotes monthly rates on request via Telegram, with contract and free cancellation.
Timing
For a winter month, book by September–October — the booking calendar explains why November is late.
