Standard terms

Two months' deposit plus first month upfront — three payments to move in. The contract (Thai/English) fixes the electricity rate — watch this: government-meter buildings charge ~5 THB/kWh, while some condos resell at 10–15. Early termination usually forfeits the deposit.

Where to find yearly deals

This market lives offline and in expat groups; agents charge the owner, not you. The catch is quality — glossy photos hide tired units. Practical route: start with a month or two in verified apartments from the catalogue, learn your area, then sign a yearly deal viewing units in person. Verification still matters: the checklist.

Season and negotiation

The best yearly deals close May–September when owners fear the empty green season; in December negotiation is pointless.
