Cost of renting in Phuket in 2026: prices by type and area

20 August 2026 · 5 min read

The Phuket rental market has a price for every budget — the trick is knowing what's fair. Here is the 2026 map.

Nightly rates (high season, booked direct)

  • Studio in a pool complex: 1,000–2,000 THB
  • One-bedroom near the beach: 1,800–3,000
  • 2-bedroom family unit: 2,500–4,500
  • Private-pool villa: from 4,000–6,000 (2BR) to 12,000–20,000 (4BR)

Monthly rates (high season)

  • Studio: 12,000–18,000 THB
  • One-bedroom: 18,000–30,000
  • 2-bedroom / townhouse: 25,000–45,000
  • Villa: 60,000–150,000+

Add utilities on top — mainly electricity: the realistic numbers.

What moves the price

  • Season: May–October is 30–50% cheaper across the board (low-season playbook)
  • Area: Bang Tao and beachfront Kata top the chart; Chalong, Kathu and Phuket Town anchor the bottom — compare in the area guide
  • Distance to beach: the first line costs double; 500 metres inland the premium evaporates
  • Term: monthly beats nightly by 30–50%; yearly beats monthly again (yearly guide)
  • Booking channel: OTA prices carry 15–25% commission — direct vs platforms
